I encourage you, the client, to be present for the inspection if at all possible and to follow along with me during the inspection. This allows you to see things through my eyes, we can discuss findings, and you can ask questions as we go.
We'll start on the exterior of the home viewing all pertinent areas such as the siding, roof, chimney, grading, and attached decks or balconies.
Then it's up to the attic to inspect the attic area (in most cases I will go into the attic alone) where I'll inspect the ventilation, insulation, roof structure, and look for the presence of moisture, etc.
As we work our way from the top down throughout the house I will go through living spaces, bedrooms, and bathrooms to operate and inspect windows, doors, outlets, lights, sinks, tubs, toilets, etc.

We finish up in the basement or crawlspace area (if the house has one) to inspect the visible portions of the foundation and structural framing, look for the presence of moisture issues, inspect the exposed water supply and drainage piping, heating and cooling system, water heater, and electrical panel(s).
I strive to provide my clients with a detailed overview of the home to help them in their buying process.
I relate my findings in a clear, unbiased manner without being alarming or threatening in my approach. While the report will identify significant or major problems (if they exist), it will also provide maintenance information, recommended small repairs and improvements. This can serve as a reference guide for future maintenance and improvements.
